A warning to all renters and home buyers.

I wanted to warn everyone about a realtor in the Dallas / Ft. Worth area. Sonja Boles is the worst landlord ever and should be avoided at all costs. We lived in one of the houses she managed and in this case owned. We had a horrible experience the whole time we lived their. Her and her team was rude and uncaring about their customers.

It started before we even got the key. We asked if we could sign the lease and get the key 8 hours earlier because her office did not open until 10AM on Saturday and we were moving on Saturday. I was then told they would have to rewrite the lease charge us for another whole day. I should have known then.

We were in the house a few months starting in November. There were a few days of warm weather and the weeds in the lawn grew long as well as a few other bushes did a growth spurt. The grass itself had not gown at all. We then got a letter telling us to trim the bushes and mown the lawn. This letter I accepted although felt it was a bit annoying seeing that it is still early in the season and it was just the few warm days that caused it. One week later another letter arrived where she threatened to hire someone to trim the bushes and mow and charge us. This was just getting annoying. I emailed her and she just kept rattling off what the letter said never listing to what I said or what has actually going on.

This email bitching went back and forth for a while and finally I just stopped dealing with her and by 6 months in we knew we had to move soon; of course we had a year lease.

When we did finally leave she charged us $550 in repairs to the house. She blamed us for broken tile that was poorly installed and charged us almost $400 for that. She charged us for a dirty A/C filter that I replaced two days before I turned in the keys. She charged us $35 for a small scuff mark on the kitchen floor (one of those made by some black soled shoes). She also charged us for wear and tear items like calk around the kitchen counter.

Everyone that I talked to that also dealt with her also told me about similar experiences with her. How she was rude to them. How she seemed to have no clue about anything that was going on and not listening to what they were saying.

Just avoid Sonja Boles and her company at www.planohomes.com and www.friscohomes.com.

OMG! My husband just sent me this link & you are SO right!! We have been living in one of her poorly managed house for far too long now. Fortunately for us, management has now changed. We had issues from the get-go with her - this house is a total shit hole, but yet we were told makeready had not been done until it is rented out. LIE LIE LIE. Anything and everything that has ever gone wrong with this house - including a/c going out & not being able to live here for a week until it got repaired - has been a total nightmare in dealing with her. Nothing ever got resolved & eventually got tired of fighting with her and just let things go. I am SO glad we aren't the only ones with issues w/ her - she and her daughter are total bitches and her maintenance staff sucks ass. She is now retired to train future real estate agents - I'm assuming teaching them lessons in how NOT to be ~

Wow...I had a similar experience with this woman. She rented us a home, we gave her a huge deposit of $2000 to lease for a year. We left the place immaculate and she falsified receipts of repairs charging us over the $2000. Sonja Boles is a fraud and needs to be brought to justice. We took pictures and left the place better than it was when we moved in.

Don't deal with Sonja Boles, she is a cheater and a fraud.

I'm looking for past work numbers and cell numbers for her, as we are going to sue her and her company. Sonja keeps changing her numbers to avoid prosecution.

I am quite surprised at the comments I've just read about Sonja Boles. I guess it all depends on your perspective of being a bitch or making sure the property is well taken care of in a timely manner.

I rented a house that Sonja managed when she was working for Century 21 (many years ago). She was very meticulous in our walk through to take possession of the rental home both with us and the owners. I too received a letter to have the bushes trimmed and had one week to comply. although I didn't think they were overgrown, I didn't mind that she was obviously looking after the property to be sure it stayed in good condition and to not let it get out of control. When I moved out, she only kept a portion of the deposit to fix the holes in the backyard our dog dug, which was totally appropriate even though the back yard was pretty much bare with little to no grass as it was someone else's property so we didn't mind even though I thought it was a bit pricey.

I told my husband if we ever have to rent our property out, I want Sonja Boles to manage it as I had another realtor manage my home when it was rented for 9 months and the realtor lied to me every month saying she was checking on the property when she wasn't. It cost me over 3k to fix the home and took 3 years to repair all the damage to the front and back yard because the renter didn't want to care for the yard or pay for the water to care for it.

While I don't agree with rudeness, I never took it as rudeness rather than 'just good business' and doing the job she was hired for. I am hopeful I can get her to manage my property for me as I find myself in the same position to rent it out. It's an executive level home and I feel confident Sonja Boles will make sure it stays that way.
